Industries of Expertise
Our Consulting Services
Tailored to you: we know every project is unique. That’s why CC&E offers end-to-end construction management services for the best results for your distinct project. Here’s how we’ll work together:
Budget Development
We provide Budget Development services to establish a realistic budget based on the Owner’s vision. We provide cost estimates during key design phases and support this with constructability reviews to ensure the project stays on budget. These evaluations help the Owner make informed decisions, identify maintenance issues early, and reduce the risk of change orders and scope creep, ensuring a more efficient, cost-effective project.
Milestone Estimating
We provide cost estimates at key project phases: Conceptual Level, Schematic Design (SD), Design Development (DD), and Construction Documents (CD). We prepare estimates based on the evolving design, considering project location, delivery model, scope, materials, and systems. Our estimating process follows a predetermined schedule aligned with the project timeline, ensuring cost information is available at critical points to guide decision-making. By providing timely, accurate estimates at each milestone, we help keep the project on budget, allowing the team to make adjustments to scope or design as needed to meet Owner goals.
Continuous Estimating
We offer continuous estimating services, integrating the estimating process throughout the design development phase. We take a proactive approach, constantly updating estimates as the design evolves, ensuring that cost information is consistently aligned with the project's progression. This continuous monitoring allows us to identify and address potential issues early, helping to maintain budget control and avoid unexpected costs as the design develops. Close communication with the Owner, Designers, and Consultants is essential to ensure accuracy and alignment.
Constructability Review
Performed when documents are 80%–90% complete, we identify potential issues with change orders, RFIs, and coordination between drawings. This review ensures that documents are accurate, complete, and well-coordinated before bidding, leading to better bids and fewer construction issues.
Value Management
We offer Value Management services to help reduce costs while maintaining the highest functional value of your project. Our team conducts a thorough analysis of design and material alternatives to identify cost-effective solutions that stay within budget without compromising quality, the Owner’s requirements, or project goals. We focus on preserving the integrity of your project while delivering results that align with budgetary constraints.
GMP Reconciliation
We offer GMP (Guaranteed Maximum Price) Reconciliation services to align the project budget with the scope of work. Our independent estimators work with the Construction Manager (CM) to create separate estimates, address questions via RFIs, and compare the results. We then hold a reconciliation meeting to resolve differences in scope, materials, quantities, and pricing, providing the Owner with a clear understanding of the project’s construction cost. This process can be repeated in future design phases to maintain alignment throughout the project.
Facility Assessments
We offer comprehensive facility assessments to help owners plan for future capital improvements with short-term, intermediate, and long-term outlooks. Our team conducts detailed building condition evaluations, identifying potential liabilities or opportunities for improvement through visual inspections of both the exterior (roof, walls, windows) and interior (finishes, plumbing, electrical systems). We document findings, including deficiencies, in written and photographic formats and review available drawings, reports, and maintenance history. We also gather insights from on-site personnel about the building’s systems and overall condition.
Scheduling Services
Our team will develop a milestone schedule during the Design Phase to establish the overall project timeline. Using the Owner’s parameters, we create a detailed master schedule in Critical Path Method (CPM) format, including all project elements such as permitting, design development, bid packages, long-lead procurements, and construction milestones. Developed collaboratively with the Owner, Designers, and consultants, the schedule factors in key considerations such as site constraints, utility services, and market conditions. This schedule helps prioritize delivery, forecast resource needs, and improve financial planning and predictability.
